Traditional Home Sales

One of my specialties is marketing your home in an exciting, professional manner to attract the most qualified Buyers. Pictures help sell homes (especially on the Internet) so I take eye appealing photos that emphasize your home's selling points and really make it stand out among the others! As you are probably well aware, in order to ensure that your home sells as quickly as possible, it must be priced properly and prepared to show! I will personally meet with you prior to any paperwork being signed to evaluate your home and give you my professional advice on anything else you could do to get your home ready and at what price. I view numerous homes on a regular basis, so I know the inventory and I know what your competition is doing! I have seen many of the "pitfalls" that can occur and I have the experience to help you avoid them. My negotiation skills are strong because I do an enormous amount of research about your property and the market so that you can make informed decisions about the offers you receive.

Short Sales

A short sale is a workout program that allows a borrower to sell the property, even if the proceeds are less than the loan payoff, due to low property value. Upon final approval, a short sale can help homeowners avoid further collection activity or foreclosure action, which can result in adverse credit reporting and possible tax liabilities.

What steps do I need to take in order to participate?

The homeowner first must contact the lending institution. Once they are notified you would meet with me (a realtor) to sign and date financial information worksheet listing all monthly expenses. You will also need to provide a hardship letter addressing why you are unable to pay the mortgage (job loss, medical bills, etc). You will need to sign a letter of authorization to enable me (a realtor) to speak to the bank on your behalf. This document must be dated and contain your name, address, loan number and social security number.

Do I have to pay you a commission?

The bank pays the listing and selling commission based on their investor’s rules.

How long does the process take?

The time line varies. You can expect to wait anywhere from a month to 4 months on average. Extended wait times can be expected due to current market conditions.

What about purchasing a home that is in pre-foreclosure stages (short sale)?

You can expect extended wait times from anywhere from 1 month to nearly 6 months. It will vary based on several factors. Also, it is possible to wait the duration and not have the short sale accepted and or be forced to renegotiate terms.
